Living in Talline: Partner Builders & What’s Actually Planned

Talline · NW Bend · Summit West District

Living in Talline: the last big Westside parcel, the partner builders, and what’s actually planned.

Talline is one of the last large undeveloped parcels on Bend’s Westside. Here’s what’s confirmed about the builders, the planned park and village, and how it stacks up against Discovery West, Shevlin West, and NW Crossing.

By Tiffany Vasquez · Life in Bend · Updated August 2026

Talline sits in the Summit West Neighborhood District in NW Bend, minutes from Shevlin Park and NW Crossing, on one of the last large parcels left on Bend’s Westside. It’s new construction, still building out, and worth understanding on its own terms rather than lumping it in with the more established neighborhoods nearby.

Who’s building Talline

Talline isn’t a single production-builder subdivision. The developer brought in a group of established, individually selected Bend builders, including Curtis Homes, Greg Welch Construction, Lifestyle Homes, Structure Development NW, MCD Homes, and JD Neel Construction. That mix is part of why the streetscape has real variety rather than one repeated floor plan.

I keep a full Talline builders directory with links to each builder, updated as I confirm who’s actively building here.

What’s planned, and what’s built

Talline’s plan includes an 8-acre park and a future mixed-use village with shops and dining, designed to give the neighborhood a real center once it’s built out. As of this update, the neighborhood is still in active construction, so treat the park and village as planned rather than open, and confirm current build-out status before assuming any amenity is complete. What’s actually nearby

What to know before you buy here

  • Talline uses a group of partner builders rather than one production builder or a closed Guild, so pricing and finish levels vary meaningfully by builder and by home.
  • The neighborhood is still building out, so expect construction activity and traffic near active lots for the near term.
  • The planned 8-acre park and mixed-use village are not yet complete; confirm current status before counting on them as amenities.
  • As new construction, verify build year, warranty terms, and what’s included with the specific builder before writing an offer.
  • School assignments are set by home address and can change with boundary updates; confirm the current assignment before relying on it.

Talline vs. Discovery West vs. Shevlin West vs. NW Crossing

Talline

Newest of the four, still building out. Group of partner builders, planned park and village not yet complete.

Discovery West

Larger, Guild-built with a vetted builder roster, direct Phil’s Trail access, more home-style variety.

Shevlin West

Smaller, custom-lot (no Guild), direct Shevlin Park adjacency.

NW Crossing

Established and walkable, mostly resale craftsman-style homes, shops and dining built out.
