About River’s Edge Village

River’s Edge Village grew up around a golf course, not the other way around. Bend developer Clyde Purcell began acquiring land along the Deschutes River at the foot of Awbrey Butte starting in the 1960s, and hired golf architect Robert Muir Graves to lay out a course that worked with the river canyon instead of against it. Nine holes opened in 1987, and the course expanded to a full 18 in 1992 when Purcell acquired the upper half of the property. The adjoining River House Hotel and Convention Center went up alongside it.

The neighborhood around the course was built the same way, in pieces. Deschutes County records show River’s Edge Village platted across 22 recorded phases between 1989 and 2019, plus later sub-plats including The Pointe (2018) and North Riverfront (2016). Early phases favored custom and spec homes on larger homesites, roughly a quarter to half acre, 10,000 to 21,500 square feet. Later phases brought in Pahlisch Homes on smaller, more efficient lots, which is why home styles and lot sizes vary more here than in a single-phase subdivision.

The golf course itself had a close call. By 2022, ownership had let the course decline, and the Purcell family announced it would close and be redeveloped for housing. Neighboring homeowners bought the course instead, formed a non-profit, and chartered it to stay a public, 18-hole facility permanently. It’s now run by the River’s Edge Community Master Association, which has put real money into restoring Graves’ original design, and the course carries an Audubon International sustainability designation.

River’s Edge Village is not one of the City of Bend’s 13 formally recognized neighborhood districts, so it’s best described simply as NW Bend, distinct from the separate, older River West district closer to downtown. What ties the neighborhood together is the golf course, the river frontage, and direct trail access, not a homeowners’ association boundary alone.

What to Know Before You Buy

  • River’s Edge Village was built across 22 recorded phases from 1989 to 2019, so lot sizes, ages, and architectural styles vary block to block. Check the phase and plat year on any specific home.
  • The golf course is owned by the neighboring homeowners through the River’s Edge Community Master Association, not a private club. Confirm current HOA dues, golf access terms, and any course-related assessments before you write an offer.
  • Early-phase homes sit on larger homesites, roughly a quarter to half acre. Later-phase homes, including Pahlisch-built sections, sit on smaller, more efficient lots.
  • Direct access to the Deschutes River Trail is a real amenity here, not a marketing line. Confirm which trail segment is closest to a specific address.
  • River’s Edge Village is not a formally recognized City of Bend neighborhood district. It’s part of NW Bend and separate from the older, downtown-adjacent River West district.
  • Schools are confirmed through Bend-La Pine School District boundaries, but attendance areas can shift. Verify with the district before assuming a school assignment.
  • Golf course frontage lots typically carry a premium. Ask for comps that separate course-adjacent homes from interior lots.

Frequently Asked Questions

Is River’s Edge Village a golf course community?

Yes. The neighborhood is built around River’s Edge Golf Course, an 18-hole public course now owned and operated by the surrounding homeowners through a non-profit master association, after a 2022 sale that kept it from being redeveloped for housing.

What schools serve River’s Edge Village?

North Star Elementary, Pacific Crest Middle School, and Summit High School, all in Bend-La Pine School District, based on Deschutes County GIS school attendance boundaries. Confirm current boundaries with the district before relying on a specific school assignment.

Is River’s Edge Village part of the River West neighborhood?

No. River West is a separate, older district closer to downtown Bend and Drake Park. River’s Edge Village sits farther north along the river at the foot of Awbrey Butte and is not one of the City of Bend’s 13 formally recognized neighborhood districts, so it’s best described as NW Bend.

When was River’s Edge Village built?

Deschutes County plat records show 22 recorded phases between 1989 and 2019, with additional sub-plats in 2016 and 2018. It was developed incrementally over three decades rather than built out all at once.

Are there new homes being built in River’s Edge Village today?

The neighborhood’s plat activity runs through 2019, so most of River’s Edge Village is built out. Any new construction would be infill on remaining lots. Ask Tiffany for current availability.

What HOA or amenities come with a River’s Edge Village home?

Amenities center on the golf course and river trail access, with architectural review through the HOA. Dues, golf privileges, and assessments vary by phase, so confirm the specifics for any address before making an offer.

Relocating to River’s Edge Village

If you’re moving to Bend

River’s Edge Village works well if you want river and golf-course living without leaving city utilities and a short drive to downtown or NorthWest Crossing behind. Because it was built in phases over three decades, it’s worth touring more than one part of the neighborhood before you decide, since the feel changes from the older custom-home sections to the newer Pahlisch-built streets.

Getting oriented

Mt. Washington Drive is the main spine connecting River’s Edge Village to Awbrey Butte and NorthWest Crossing. The Deschutes River Trail gives you a car-free route toward downtown and the Old Mill District for day-to-day errands, coffee, or a run.

Buying or Selling in River’s Edge Village

Buying here

Because River’s Edge Village spans 22 plat phases, comparable sales matter more than they would in a single-phase subdivision. Tiffany pulls comps by phase and by proximity to the golf course, not just by neighborhood name, so you’re comparing homes that are actually alike.

Selling here

Course-adjacent lots, river proximity, and phase age all move value independently in River’s Edge Village. Tiffany prices listings against the right comp set for your specific phase and lot type, rather than a blended neighborhood average.
