What Tiffany’s Clients Say
The reviews that matter most.
Real reviews from clients Tiffany has represented across NW Bend, including buyers who valued her market knowledge and construction eye on view homes like those on Awbrey Butte.
“We began our search remotely, scanning Tiffany’s filtered suggestions. Her depth of local knowledge was amazing. She knew in detail every neighborhood and every house we considered… Finally, Tiffany’s negotiation skills were unsurpassed. Suffice to say we were successful on our first offer in a very competitive market.”
“She introduced us to well-loved areas like Old Bend and Century West, and unveiled hidden treasures like West Hills; places we hadn’t even considered but instantly fell in love with.”
“Tiffany listened to exactly what we were looking for in our next home, and although we thought we were only willing to buy in a particular area, she actually found us the exact right home in the exact right location for us… The home she found us was originally above our price range, but through her recommendations, we were able to negotiate down to a far better purchase price.”

About Awbrey Butte
Bend’s established view neighborhood,
built to protect the setting.
Awbrey Butte is its own City of Bend Neighborhood District, on the forested rise just northwest of downtown. It was developed by Brooks Resources, which acquired roughly 1,800 acres in 1970, began selling lots in 1984, and saw build-out largely complete by 2005 across about 782 homesites. The neighborhood takes its name from Marshall Clay Awbrey, an early Bend settler.
The design was deliberate. Roads were laid concentrically around the butte so they stay largely hidden from below, homesites were stepped to protect one another’s views, and homes were kept in earth tones to blend with the ponderosas. The result is a mature, wooded neighborhood known for Cascade and city-light views, quiet streets, and two neighborhood parks. Sub-neighborhoods include the private golf community of Awbrey Glen, along with North Rim and Awbrey Village.

What the market data doesn’t show
Awbrey Butte homes span four decades of construction, so two houses at the same price can be very different underneath. Raised by a father who was a builder and developer of custom luxury homes, I walk each one with a construction eye, roof, windows, grade, and views that photograph better than they live, so my buyers understand what they are really buying before they write an offer.
“…her eye was incredibly tuned to details and construction issues – honestly she was better than any home inspector I’ve ever hired.” — Henry, Shevlin West buyer (Summit West District, NW Bend)

What to Know
Advantages and considerations
- Homes span roughly four decades of construction, so condition and updates vary widely from house to house even at similar prices. A close look at roof, windows, and systems matters here.
- Views are the draw, and they vary lot by lot. Stepped homesites mean one street can have full Cascade views while the next has filtered or tree views, which affects value.
- HOA structure depends on location. The broader area has an owners’ association, and gated or golf sub-neighborhoods such as Awbrey Glen carry their own HOA and dues.
- Lots tend to be larger with more privacy and mature ponderosas, which many buyers love, though it also means more tree and defensible-space upkeep.
- Streets climb and wind around the butte, so grades are steeper than the flats and can affect winter driving and driveway design.
- The butte sits close to the wildland edge in places, so it is worth reviewing each home’s wildfire preparedness and defensible space.
- School assignments are set by home address and the butte spans more than one attendance area. Confirm the current schools before relying on them.
