A Guide to the Three Pines Ridge Neighborhood in Bend

Bend, Oregon › NW Bend › Summit West Neighborhood District › Three Pines Ridge

You will feel Three Pines Ridge before you see the sign for it. Mt. Hood Drive climbs as it curves off Woodsman Loop, and on the higher lots the trees open up to Cascade Mountain views most Westside buyers do not expect this close to Shevlin Park. This is a small, mostly built-out pocket on Bend’s Westside, in the Summit West Neighborhood District, recorded with Deschutes County as its own subdivision with its own homeowners association. Homes here have recently ranged from roughly $500K to $1.8M, and you are about 4 miles from downtown Bend.

The ridge itself is where things get interesting. Several lots have been built out with architect-designed, view-oriented homes rather than a single production plan, so you will see more variation street to street than in a typical single-builder subdivision. You are also close to the separate Three Pines subdivision next door, which shares a border and a similar name but is its own plat entirely — more on that distinction below.

Character and identity

What Three Pines Ridge is
actually like to live in.

What sets this pocket apart from most of NW Bend is the terrain. The ground rises toward a ridgeline, and instead of one builder running the same three floor plans down every street, you will find architect-designed homes mixed in with earlier builds. One example on a ridgeline flag lot, built by Cascade Builders & Associates and designed by FUSE Design + Build, pairs a main residence with a detached accessory dwelling unit across a landscaped courtyard and looks out at the Cascades. It is not what every home here looks like, but it tells you the kind of building this ridge attracts.

Because Three Pines Ridge is recorded as its own subdivision, separate from the neighboring Three Pines plat, you get a distinct HOA and a smaller pool of homes than you would in a big master-planned neighborhood. That means fewer listings at any given time, but it also means less of the cookie-cutter feel some buyers are trying to get away from.

“What buyers miss about Three Pines Ridge is how much slope and lot position actually matter here. Two homes a block apart can have completely different views and completely different drainage situations, because the ridge terrain isn’t uniform. I always want to walk the lot with you, not just the house, before you write an offer.”

Lot sizes and setbacks vary more block to block than in a flat, single-phase subdivision, which is part of what gives the ridge its character. If you are comparing a listing here to a production-built home elsewhere in NW Bend, expect the finish level and lot layout to vary more too, since there is no single builder standard running through the whole plat.

Manzanita Ridge Park, a small neighborhood pocket park just off Mt. Hood Drive, gives the immediate area a gathering point without you needing to drive anywhere. It is not a large park, but for a neighborhood this size it does the job.

Outdoors

Trails, parks, and
what’s right outside the door.

You are about 1.5 miles from the Tumalo Creek trail corridor inside Shevlin Park. That is close enough for a morning run or an evening walk before dinner, without the crowds you would find at a trailhead closer to downtown.

Shevlin Park — Trails along Tumalo Creek, about 1.5 miles away.

Manzanita Ridge Park — A small neighborhood pocket park just off Mt. Hood Drive.

Mt. Bachelor — World-class skiing and summer trails, about 24 miles away.

Because the ridge sits on sloped ground, a few of the connecting streets can be slower to clear after a heavy snow than flatter parts of NW Bend. Worth asking about if you are looking at homes higher up the ridge.

Day-to-day life

Groceries, coffee, and
where people actually go.

For daily errands, you are looking at about a 2-mile drive to the shops, restaurants, and neighborhood market at NW Crossing. Downtown Bend is roughly 4 miles away if you want more options for dinner. This is not a walk-to-everything location, but nothing you need regularly is far.

Nearby favorites — verified
NW Crossing — Shops, restaurants, and the neighborhood market, about 2 miles away.

COCC — Central Oregon Community College’s main campus, about 1.3 miles away.

Downtown Bend — Shops, restaurants, and the Deschutes River, about 4 miles away.

You can handle most weekly errands without leaving the Westside. Downtown pulls you in for a bigger night out or a specific restaurant, but it is not something you need to do often.

Development history

Three Pines Ridge’s history
and how it was built.

Three Pines Ridge is recorded with Deschutes County as its own subdivision, THREE PINES RIDGE, directly adjacent to the separate Three Pines P.U.D. phases to the north. It has its own governing document, the Three Pines Ridge Homeowners Association, Inc. Tiffany could not independently verify an exact platting date for this write-up, so if that matters to you, Deschutes County’s public plat records are the source to check.

The terrain rises toward a ridgeline, and rather than one builder running a single plan across every lot, several lots have been built out individually with architect-designed, view-oriented homes. One documented example, built by Cascade Builders & Associates and designed by FUSE Design + Build, sits on a ridgeline flag lot with Cascade Mountain views, pairing a main residence with a detached accessory dwelling unit across a landscaped courtyard. It is representative of the custom character found on the ridge, not a description of every home in the neighborhood.

It is a small, mostly built-out pocket at this point. Inventory moves fast when something does come up, and because Three Pines Ridge and the neighboring Three Pines subdivision share IDX search categorization, listings can sometimes get lumped together in general search results, so it pays to confirm which plat a specific address is actually in.

Architecturally, expect more variation than a single-builder subdivision — earlier, simpler homes on some streets and newer, architect-designed custom builds with more glass and mountain-facing orientation on others, especially higher on the ridge.

Advantages and Considerations

What to know before
buying in Three Pines Ridge.

Every neighborhood has genuine strengths and honest tradeoffs. These are the things that matter most to buyers who end up here — and the ones worth knowing before you commit.

  • You get your own HOA, the Three Pines Ridge Homeowners Association, Inc., separate from the Three Pines HOA next door. Ask for current dues, reserves, and any pending assessments before writing an offer.
  • It is a small, mostly built-out pocket, so inventory moves fast and does not always show up cleanly in general Bend search results, since some portals lump it in with the neighboring Three Pines plat.
  • Several lots sit on sloped, ridge terrain. Ask about grading, drainage, and any geotechnical reports on file for a specific lot before you commit.
  • Homes here range from earlier builds to newer architect-designed custom homes, so condition and finish level vary more than in a single-builder subdivision.
  • Confirm school attendance directly with Bend-La Pine School District 601 before you buy, since boundaries can shift year to year.
  • It is not the same neighborhood as Three Pines. The two sit next to each other but are recorded as separate plats with separate HOAs, so double-check which one a specific address belongs to.

My Honest Take

What I’d tell you
if you were sitting across from me.

Three Pines Ridge is one of those pockets I have to explain twice on every call, because the name next door is almost the same. Once we get that sorted out, what I actually like about the Ridge is that it did not get flattened and built out with one plan repeated forty times. You can walk one block and see a home from years back next to something an architect clearly spent real time on, and the lots on the higher ground catch views most buyers do not expect this close to town.

The tradeoff is real too. It is small, so when something good comes up it does not sit long, and the sloped lots mean I want to walk the property with you and talk about drainage and grading before you fall in love with a view from the deck. That is not a knock on the neighborhood, it is just what ridge living requires.
