Open living space, big island, good pantry. The heart of the home — first thing we evaluate in every walkthrough.
Bikeable — Non-Negotiable
Mountain biking is your top outdoor activity. Trail access out the door drives every neighborhood on my list.
Primary Suite on Main
Confirmed needed by both of you. Harder to find in newer construction — I flag it on every property.
2–3 Car Garage
Attached preferred. Enclosed parking for the RV is a bonus — I will flag it every time it works.
Newer · Low Maintenance
Relatively new construction preferred. Less to fix, more to enjoy. Craftsman style is on the wish list.
Yard · Deck · Outdoor Space
Fenced yard — doesn't need to be large. A deck or patio. Mountain, woods, or green space views are a plus.
Walkable · Community Feel
Some development amenities are nice. A neighborhood with energy where you actually feel connected.
Extra Bedrooms for the Kids
Room for family when they visit. Part of the great room and overall layout we evaluate together.
HOA — Vetted on Every Property
Townhomes are on the table. I review reserves, financials, and assessment history before you decide.
Art Space for Jody
A dedicated space for artwork — a bonus that would make the home feel truly personal.
RV Parking for the Tiffin
A real bonus — not a dealbreaker. I will flag it every time it is available.
Golf course, clubhouse, pool, gym — not part of this search.
