Living in Awbrey Butte: Sub-Neighborhoods, Views and Real Sales
Awbrey Butte is not one neighborhood, it is several, stacked up a forested rise a few minutes from downtown Bend. Here is what actually separates Awbrey Glen from North Rim from Awbrey Village, how the butte got built the way it did, and how it stacks up against NW Crossing and West Hills.
How Awbrey Butte got built
Brooks Resources acquired roughly 1,800 acres on the butte in 1970 and began selling homesites in 1984. Build-out was largely complete by 2005, across about 782 homesites. The neighborhood takes its name from Marshall Clay Awbrey, an early Bend settler.
The layout was deliberate rather than accidental. Roads were run concentrically around the butte so they stay mostly hidden from below, homesites were stepped so one house does not block the next one’s view, and the architectural guidelines kept homes in earth tones so they blend into the ponderosa pine canopy instead of standing out against it. That is why Awbrey Butte reads as a forest with houses in it, rather than a subdivision with trees added afterward.
The three sub-neighborhoods, and how they actually differ
Awbrey Glen
Awbrey Glen is the gated, golf-centered sub-neighborhood built around Awbrey Glen Golf Club. It carries its own HOA and dues, separate from any broader Awbrey Butte association. Homes here are mostly resale custom builds from the development era, often sited along or near the course.
North Rim
North Rim sits toward the top of the butte, where the views are the most consistently open. It has a mix of original resale homes and newer custom construction on lots that have turned over or been rebuilt.
Awbrey Village
Awbrey Village is the quieter, more interior pocket of the neighborhood, set back from the view-facing edges. It reads as more settled and residential, mostly resale homes, and tends to be a step more accessible on price than the view-facing streets.
None of these three has its own dedicated guide page yet. As they get built out, buyers searching Awbrey Butte should ask which sub-neighborhood a specific address falls in, since it changes the HOA situation, the likely view, and often the price per square foot.
Schools
Awbrey Butte is served by Bend-La Pine Schools. Because the butte spans Awbrey Glen, North Rim and Awbrey Village, school assignment depends on exactly where a home sits, and boundary lines can shift. Confirm the current elementary, middle and high school for any specific address with the district’s Find My School locator before assuming.
Parks and getting around
Two neighborhood parks, Sylvan Park and Summit Park, sit inside Awbrey Butte, and the Deschutes River Trail is reachable along the butte’s eastern edge, under a mile from most of the neighborhood. Downtown Bend is about 2 to 3 miles away, roughly a 5 to 8 minute drive, and Mt. Bachelor is about 22 miles out. Because the neighborhood climbs and winds around the butte, grades are steeper than in the flats, which is worth a thought for winter driving and driveway design.
How it compares to NW Crossing and West Hills
All three sit on Bend’s northwest side, but they serve different lifestyles.
