Discovery West in Bend, Oregon: Your Questions Answered (From a Builder’s Daughter)

I grew up on construction sites next to my dad, a developer since 1974, so I look at Discovery West a little differently than most. Here are the questions buyers actually ask me about it, answered straight.

What makes Discovery West different?

It is a 245-acre neighborhood built by 19 approved guild builders, each constructing from the drywall stage with their own design language, so no two streets look the same on purpose. It is Earth Advantage certified throughout and was named a Firewise Community in 2024. Discovery Corner Plaza anchors it with daily essentials, and Phil’s Trail is accessible right from inside the neighborhood. It feels designed, not stamped out.

What is the guild-builder model, and why should a buyer care?

A guild model means a set of vetted builders are each approved to build within shared design guidelines. The payoff for you is variety with quality control. The catch is that those 19 builders all have different tendencies, finish levels, and room to negotiate. Knowing which floor plans live better than they photograph, which phases hold value, and what a given builder will move on before you sign is exactly where having a builder’s daughter in your corner pays off.

What builders are in Discovery West versus Talline?

Discovery West runs on a large guild of 19 approved builders, which is why you see such a range of homes and price points there. Talline, the newer Westside neighborhood, uses a tighter guild of six: Curtis Homes, Greg Welch Construction, Lifestyle Homes, Structure Development NW, MCD Homes, and JD Neel Construction. So Discovery West is the bigger, more established guild; Talline is the smaller, newer one.

What kinds of homes and prices are in Discovery West?

There are four main products, so the first question is always which one fits you:

  • The Nine Cottages — compact, architecturally designed cottages with shared open space, from around $900K.
  • Trove Townhomes — Scandinavian-inspired luxury townhomes by Structure Development NW, with the HOA covering exterior maintenance, landscaping, roof and snow removal. Great for lock-and-leave and out-of-state buyers.
  • Single-family homes — the majority of the neighborhood, roughly $1M to $2M and up, built from the drywall stage so you choose finishes.
  • Strada estate lots — premium custom sites on the western edge, from around $1.5M.

Average sale price has run about $1.8M, with a range from roughly $900K to over $3M, per 2025 COAR MLS data.

What schools serve Discovery West?

This is one of Discovery West’s real perks: the schools cluster right by the neighborhood. William E. Miller Elementary, Pacific Crest Middle School, and Summit High School all sit just southeast of it, all Bend-La Pine. Boundaries are set by address and can change, so we always confirm the exact assignment for a specific home before you buy.

Should I buy in Discovery West or Talline?

If you want to move into a complete, proven neighborhood with finished trails, a plaza, and the school cluster nearby, Discovery West. If you want to get in early on the newest Westside address and do not mind living alongside ongoing construction while it grows, Talline. I have helped buyers go both directions, and the right answer really depends on your timeline and how finished you want your surroundings on day one.
