I get more questions about Talline than almost any neighborhood in Bend right now, so I put the real ones here, with honest answers. If you have grown up around construction like I have, you learn to look past the rendering and ask the practical stuff. Here is what people actually want to know.
What is Talline, in one sentence?
Talline is Bend’s newest Westside neighborhood, built on one of the last large parcels left on this side of town, minutes from Shevlin Park and NW Crossing in the city’s Summit West Neighborhood District. The name comes from “tall-line,” the idea of a high route up a ridge, and the land lives up to it: rocks, boulders, ridge, and Cascade views.
What is the difference between Discovery West and Talline?
Short version: Discovery West is the established, larger guild-builder neighborhood that is mostly built out, and Talline is the newer, smaller one that is still being created. Discovery West has 19 approved guild builders across 245 acres, a finished plaza, parks, and trails you can use today. Talline is earlier in its life, built by a tighter guild of six builders, with its park and village still being delivered. If you want to walk into a complete neighborhood, Discovery West. If you want to get in early on the newest Westside address and watch it grow, Talline.
What builders are in Talline?
Talline uses a guild of builders, and the official lineup is Curtis Homes, Greg Welch Construction, Lifestyle Homes, Structure Development NW, MCD Homes, and JD Neel Construction. That is a smaller, more curated group than Discovery West’s 19 builders, which is part of why Talline feels more boutique. Each builder brings its own plans and finish level, so two homes a block apart can feel very different. Knowing which builder tends to do what is exactly where I help buyers.
How big is Talline going to be?
It is a large, multi-phase neighborhood, currently selling and building through Phase 1 and Phase 2, with more phases to come. The developer has not published a final total home count, and I would rather tell you that honestly than make up a number. For scale: Lifestyle Homes alone has talked about building 30-plus custom homesites here over the next several years, and that is one builder of six. So plan on a substantial neighborhood that fills in over time.
How long will Talline take to finish?
Think years, not months. Phase 1 homes started completing in 2024, and the neighborhood is being built out in phases by the guild as lots release. There is no public “all done” date, which is normal for a project this size. The upside of buying during build-out is selection and early pricing; the trade-off is living next to ongoing construction for a while. I walk buyers through which streets and phases are furthest along so you know what you are actually moving into.
When will the shops and restaurants open, and where are they in Talline?
Talline’s plan includes an 8-acre park and a future mixed-use village with shops and dining, with the park designed and maintained by Bend Park and Recreation. On the master plan, the park and the mixed-use village sit within the neighborhood as its gathering core. The honest answer on timing: an opening date for the shops and restaurants has not been publicly announced yet. It is a future phase. I keep an eye on it, so if that is a deciding factor for you, ask me and I will tell you the very latest I know.
What schools serve Talline?
Talline is in the Bend-La Pine School District on the Westside. School assignments are set by address and can shift as the area grows, so I never let a buyer assume. Before you write an offer, we confirm the exact elementary, middle, and high school for that specific address with the district. Always verify.
