Kitchen First
Big island. Good pantry. The kitchen is the heart of your home — it is the first thing we evaluate in every walkthrough.
Bikeable — Non-Negotiable
This is huge for you. Trail and bike access out the door drives every neighborhood on my list.
Walkable · Community Feel
Shops, neighbors, energy. You want to feel connected to where you live — not just parked in a subdivision.
Garden Space for Jody
Small and purposeful — something to tend and enjoy. Not a burden, just a connection to the outdoors.
Primary Suite on Main
Strong preference — and I will always flag whether it is available. Harder to find in newer construction but absolutely on the checklist.
HOA — I Vet Every One
Townhomes are on the table if the HOA is healthy. I dig into reserves, financials, and assessment history before you ever decide.
RV Parking for the Tiffin
A real bonus — not a dealbreaker. I will flag it every time it is available.
Golf course, clubhouse, pool, gym — not part of this search.
