About Skyline Ranch

Skyline Ranch is a phased custom-homesite community on Bend’s NW edge, tucked against Shevlin Park and the Tumalo Creek corridor along Skyline Ranch Road. Lots run roughly 2.5 to 5 acres on land that has been divided and released in phases over time, with Phase 4A the most recently marketed release. Future phases are planned but not yet released. Homesites are approved for City of Bend water, Pacific Power electric, Cascade Natural Gas, and internet, with on-site septic rather than city sewer. Building is governed by recorded CC&Rs, design guidelines, and bylaws rather than a builder-managed production schedule.

Skyline Ranch Road itself is still being extended north to connect to Shevlin Park Road. In 2025 the City of Bend built a new roundabout at Skyline Ranch Road and Skyliners Road, funded by the developer of the neighboring Discovery West neighborhood as part of its development agreement with the city, and that project is expected to continue over the next couple of years.

Because inventory is thin and lots release in phases, buyers considering Skyline Ranch often need someone tracking the release schedule closely. Tiffany Vasquez works NW Bend communities including Skyline Ranch, Discovery West, Tetherow, and Shevlin West, and clients relocating from out of state often reference her local knowledge through her Google Business Profile.

Skyline Ranch vs Nearby Neighborhoods

Skyline Ranch vs Discovery West

  • Skyline Ranch: 2.5-5 acre custom homesites, septic, no amenity center, phased land release.
  • Discovery West: production and semi-custom homes on smaller lots, city sewer, a growing walkable town center with multiple builders.

Skyline Ranch vs Tetherow

  • Skyline Ranch: quiet acreage homesites with no golf or resort amenities, on-site septic.
  • Tetherow: golf resort community with a clubhouse, restaurant, and higher-density HOA living.

What to Know

  • Lots run 2.5 to 5 acres, significantly larger than a typical NW Bend subdivision lot.
  • Homesites are on septic, not city sewer. Confirm septic feasibility and permit status on any specific lot before buying.
  • Land releases in phases. Phase 4A is the most recent release marketed; future phases aren’t released yet, so total build-out timing isn’t set.
  • There’s no builder-managed production schedule. Construction timeline and builder choice are entirely up to the buyer, governed by recorded CC&Rs, design guidelines, and bylaws.
  • Skyline Ranch Road is still being extended toward Shevlin Park Road, so expect ongoing road construction nearby over the next couple of years.
  • It borders Shevlin Park directly, giving trail access many other NW Bend neighborhoods only reach by driving.
  • Utilities (City of Bend water, Pacific Power, Cascade Natural Gas, internet) are approved and provided per lot, but always confirm hookup status on a specific lot before purchase.
  • Because it’s low-turnover and custom-built, pricing data can be thin. Work with someone who can pull comparable sales from nearby NW Bend acreage and custom-home sales as well.
