Where Things Stand

Built out in phases, 1 through 9 and counting.

Discovery West is a 245-acre neighborhood in the Summit West District of NW Bend, developed by NWX2 LLC, Brooks Resources Corporation, Managing Member — the same team behind NW Crossing. Roughly 780 homes are planned at full build-out, built by a guild of approved local builders under shared architectural guidelines, so streets vary in character while quality stays consistent.

Phases 1–5Complete
Phases 6–7A few homes remain
Phases 8–9Building now
~780Homes planned at full build-out

Crews are active on phases 8 and 9 now, moving southwest toward Tree Farm. Later phases beyond 9 aren't platted yet, so pricing and lot counts there aren't published. Want the earliest, most settled streets, look at phases 1–5. Want the newest product, phases 8–9 are where the current activity is, and some construction noise should be expected for a while yet. A street-by-street video walkthrough is coming soon — ask Tiffany for the latest before you tour.

The Builders Guild

Who is actually building here.

Discovery West doesn't sell homesites directly to buyers or use set floor plans and model homes. Ready-to-build lots go to builders inside the Guild instead, who build custom or speculative homes under shared architectural guidelines. That's why quality stays consistent street to street even though styles vary. Discovery West's full builder lineup, past and present, is below.

Roster verified against Discovery West's own Builders Guild page ↗, cross-checked October 2026. Roster changes over time — always confirm current members there before publishing a specific builder's count.

A Builder's Daughter's Perspective

What I look for
in a Discovery West home.

I grew up walking job sites with my dad, who remodeled homes, so I know a build at every stage. That eye, sharpened by hundreds of inspections since, tells me which floor plans live better than they photograph and what a builder will actually negotiate before you sign.

In a guild neighborhood like Discovery West, where each lot goes to a different builder rather than one production company, that matters more than it does elsewhere. Foundation type varies by builder and by phase, so I walk that with every buyer rather than assuming. Lot orientation is the other thing I check in person before anyone falls in love with a plan — a floor plan that photographs beautifully can still face the wrong direction for the view or the afternoon sun on that specific lot.

"She fought hard for our interests and succeeded when I didn't think it was possible." · Discovery West buyer
