Luxury Custom New Construction Buyer in Discovery West, BendAs they prepared their home for market, the search for the right home began at the same time.
3226 NW Strickland Way is a luxury custom new construction home in Discovery West, Bend, Oregon. Tiffany Vasquez represented the buyers, negotiated $87,500 below the $2,395,000 asking price while the home was still under construction, and the buyers closed at $2,307,500. The buyers sold their Deschutes River Ranch home at the same time, and Tiffany ran the search for their next home alongside that sale.
They sold their home and searched for the right fit at the same time.
Tiffany toured with them and fine-tuned what they were looking for while they got their home ready for market.
They prepared their home for sale and made the move aligned.
They loved their home in Deschutes River Ranch, but it sat a little too far from the fun in Bend. They wanted to be closer to town, where they could grab a bite, get out and have a good time, walk the neighborhood, and be around community more.
While they got their home ready to sell, Tiffany worked hard to make the sale an aligned move for them, keeping every step on track. See how The Aligned Living Plan works.
Tiffany guided them away from homes that were not a good investment or a good improvement.
While they searched, they toured homes from Discovery West to Tetherow and Shevlin West, and everything in between, including Old Bend. Tiffany guided them away from several, each for a specific reason:
- Old Bend, by the river. The clients were giving up on some things they wanted. The biggest concern was a small cottage next door. If it were built, the home would lose its sunlight and views.
- Strickland Way. The backyard dropped down with no flow for indoor and outdoor living.
- Discovery West. The clients loved it and valued the peace and quiet. Tiffany flagged that a Pahlisch apartment building is planned directly across the street.
- The ridge off Strickland Way. Car headlights would hit the home as cars drive down Stanhope at night.
- The Red Wolf House. The build quality, including the Wolf range, did not meet the standard Tiffany expects for a custom new construction home, and she pointed out each item.
- The Goal Post House. A brand new Discovery West home already had settlement cracks the builder had not noticed yet. The primary suite also faced the middle school goal posts.
This is the work Tiffany does for every client. It is not about putting them in a home. It is about finding what will matter after move-in, before it becomes their problem.
The builder had the drawings. Tiffany built the full vision.
Lot 205 was a custom home by Cloninger Custom Homes, on the market for 32 days and still months from completion. The clients were choosing between this home and a custom build by Mallace Homes in Shevlin West. The listing agent's rendering was a basic architectural view, and the clients wanted to see the finished home before they committed.

Here is how Tiffany built the vision:
- Asked for samples. She asked the builder for material samples so the finishes could be seen in person.
- Reviewed the plans. She went through the architectural plans, the stair plan, and the landscape plan alongside the samples.
- Built a full custom rendering. She developed the rendering from the listing agent's architectural view, with landscaping and finished details.
- Confirmed the vision. She shared the rendering with the listing agent and the builder to confirm it matched the builder's true vision.
- Shared it with the clients. With the builder's confirmation in hand, the clients could make a confident decision about what they were buying.

The rendering is an AI-generated design visual based on the listing photos and the material photos. It shows the design, not the finished home.
Matt Cloninger, Cloninger Custom Homes
Tiffany has worked with many builders in Bend, and Matt is one she trusts. Working with him on this luxury custom home was a great experience. He stood behind his product and worked with his clients through the build, and he was great about it.
Every new construction home has adjustments, and change orders come up on both sides as the build progresses. Tiffany's job is to protect her clients and advocate for them, whether she is representing the builder or the buyer. On this home she represented the buyers, and when a change was made without written confirmation, she advocated to protect them.
Because Tiffany grew up in the industry, she can work with builders and understand their side of the process. She knows how a home comes together and what to watch for along the way.

They negotiated before the home was finished.
The asking price was $2,395,000. Tiffany negotiated the reduction while the home was still under construction, and the clients closed at $2,307,500.
Tiffany also did the following on the clients' behalf:
- Negotiated landscaping. Extra landscaped elements, fencing, and more, on top of the price.
- Managed site visits. Multiple visits during the build for closet design progress updates and more.
- Protected the change orders. When a change was made without written confirmation, Tiffany advocated for the clients to protect them.
The layout is built for hosting. A separate living space with its own entry, a full kitchen, a bedroom, and a full bath gives family room of their own, while the main home brings everyone together.
A home in the neighborhood, and a welcome for the neighbors.
Before the move, Tiffany took care of the neighbors:
- A note to the close neighbors. It told them about the upcoming move, so they would be ready for the moving truck that day.
- Gift cards from Sparrow Mercado. Dropped off with the note.
- A welcome party at the home. Tiffany invited all the neighbors.

Every home Tiffany reviewed narrowed the search. This one had the builder, the quality, a layout that works, sightlines, and a home in town where they can walk the neighborhood and be around community.
What to inspect and check on Discovery West new construction
New construction moves through phases, and each phase hides different risks. These are the checks Tiffany runs for buyers in Discovery West and across NW Bend before a client commits to a luxury custom home in Bend, Oregon.
Before you write an offer
- Review the builder's plans, stair plan, and landscape plan.
- Ask for material samples and finish selections in writing.
- Confirm the builder's warranty and who handles punch items.
- Check what is planned on neighboring lots and nearby phases.
During construction
- Walk the site at each phase: framing, windows, roofing, and rough-ins.
- Look for settlement cracks, grading that drains toward the home, and uneven slabs.
- Check the sightlines from the street, the drive, and the back of the home.
- Note headlight paths from the road, especially on a slope or a turn.
At the final walk and inspection
- Test every window, door, and fixture, and open each closet.
- Check the backyard for steps, slope, and how the yard connects to the home.
- Confirm the landscaping, fencing, and any negotiated items are complete.
- Attend the inspection in person, with your agent, not after the fact.
How does a buyer's agent protect a buyer on new construction in Bend?
A buyer's agent protects the buyer by checking the home at each stage, documenting what they find, and turning those findings into a specific request. On this purchase, Tiffany negotiated $87,500 under asking while the home was still under construction, secured extra landscaping and fencing, and set up multiple site visits so the clients could follow the progress of the home and the closet design. What does local experience add for a new construction buyer?
Local experience shows up in the details that are easy to miss: which builders have a track record in a neighborhood, what is planned for the lots next door, how the sightlines and traffic really work at night, and which items to press on before closing. Tiffany has watched Discovery West build out phase by phase, so she knows those details before a buyer asks.
I have watched every phase of Discovery West get built.
For the last five to six years, I have followed Discovery West from the first lots to the finished homes. I know the builders, how they finish, which lots catch the sun, and where the headlights land at night. My clients looking for a custom home at a luxury level of service come to me because they want someone who already knows the builders and the homes before they make an offer.
I was raised in the industry. My father has been a custom home builder and real estate broker since 1974, so I grew up around construction and I still look at a home the way a builder does. I have worked with many builders in Bend, and I bring that history to every inspection I attend.
I have been licensed since 2005, with 21+ years of experience and 250+ homes sold. I was on a top Bay Area team for 16 years before moving to Bend. I am also coached through Tom Ferry Elite, Tom Ferry's coaching program for top-producing agents.
