Who’s building in Shevlin West, and where.

Shevlin West is not a single-builder or Builders' Guild community. It is a newer, roughly 116-lot neighborhood on the far westside of Bend, right up against Shevlin Park, where individual lot owners hire their own licensed builder under a shared set of design guidelines and CC&Rs recorded by the developer, Empire Shevlin LLC. That means home styles vary more than in a guild-built development, and it also means there is no single closed builder roster the way there is at Discovery West. Below is what I can verify directly: the builder with the most active, visible presence in the neighborhood right now, and the site plan for the neighborhood itself.

A Builders' Guild, like the one at Discovery West, is a closed group of vetted builders invited to build under one architectural program. Shevlin West works differently: any licensed builder a lot owner chooses can build here, as long as the home meets the recorded design guidelines. I update this page as I confirm which builders are actively working in the neighborhood.

Shevlin West’s residential lots (ranging roughly 8,000 to 20,000 square feet) sit on land the City of Bend approved for annexation and a master plan under file PZ20-0010, developed by Empire Shevlin LLC for the property owner, Rio Lobo Investments LLC.
