where it’s headed, and who’s building it.
Discovery West is a 245-acre neighborhood in the Summit West District of NW Bend. Developer Brooks Resources, also behind NW Crossing, bought the land through NWX2 LLC in 2016 and has built it out in phases ever since, working east to west. Roughly 780 homes are planned at full build-out, built by a guild of approved local builders under shared architectural guidelines, so streets vary in character while quality stays consistent.
Where Things Stand
East is finished.
West is still under construction.
The east side is done: no dust, no crews. The middle of the neighborhood is nearly there too. Building is happening now on the west side, with more phases planned beyond. Want quiet and settled, buy east. Want the newest product, buy west and expect construction noise for a while yet. Every real lot below is pulled from Deschutes County records and colored by phase. Phases 1–5 are complete. A few homes remain in 6 and 7. Crews are on 8 and 9 now, southwest toward Tree Farm, where later phases aren’t platted yet, so they aren’t shown here.

The Builders Guild
Who is actually building here.
Discovery West doesn’t sell homesites directly to buyers or use set floor plans and model homes. Ready-to-build lots go to builders inside the Guild instead, who build custom or speculative homes under shared architectural guidelines. That’s why quality stays consistent street to street even though styles vary.
