People move to Bend’s Westside for the pine trees, the trails, and that feeling of being five minutes from a coffee and ten from a mountain bike ride. The neighborhoods over here all have their own personalities, and after 21 years selling out here I have opinions. Here is my honest, slightly fun take on who each one is really for.

Discovery West: the social butterfly

If neighborhoods were people, Discovery West would be the one who knows everyone, hosts the block party, and somehow still makes it to yoga. It is a 245-acre, 19-builder neighborhood with a plaza, parks, and Phil’s Trail basically out the back door. Move here if you want a finished, buzzing neighborhood on day one. Talline: the new kid with big plans

Talline is the brand-new one on the last big Westside parcel, with a planned 8-acre park and a future village of shops and dining. It is the get-in-early-and-watch-it-grow neighborhood. You will trade a little construction noise for newness and selection. See Talline homes.

Want it finished and social? Discovery West or NW Crossing. Want brand-new with upside? Talline. Want quiet and treed near the park? A Shevlin.

NW Crossing: the walkable classic

Northwest Crossing is the one everyone pictures when they think Bend Westside: craftsman-style homes, sidewalks, the Saturday farmers market, dinner you can walk to. It has been the gold standard of walkable Bend for years, and it earns it. See NW Crossing homes.

The Shevlin family: quiet, treed, and close to the park

Shevlin Meadows, Shevlin West, Shevlin Crest, and Shevlin Commons are the calm, pine-lined pockets tucked near Shevlin Park. They look similar from the street but differ in age, lot size, and how close you really are to the trailheads and the school campus. This is where I earn my keep helping buyers tell them apart.
